FREQUENTLY ASKED QUESTIONS

1. Why an Inn as opposed to a hotel, rental property or hostel?  

 An Inn is quintessential Vermont -- a home away from home without having to do all the work!  The Inn at Water's Edge has the ambiance of a boutique hotel with a much more personal flair.  Our staff is available to answer your questions, delight you with gourmet breakfasts, stoke the fire, provide your favorite beverage in the bar/great room or offer a sweet treat during the afternoon.  You're not stuck in your room at an Inn but have plenty of comfy places in which to lounge, play games and congregate.  It's cozy and fun -- the ultimate gathering place.

2.  How are you addressing COVID-19 issues?

Our entire Inn has been recently renovated, so everything is essentially brand new.  Our employees have been trained and are committed to utilizing effective sanitation and safety practices.  We have ramped up our already extensive system for disinfecting public areas, added hand sanitizer stations, an air purifier in our Gathering Room and follow a detailed checklist for room disinfection between guest stays.  Guest room water glasses are wrapped after sanitation and slippers are provided for guests to use throughout the inn. Unless directed by guests via doorknob signage, staff will NOT enter your room during your stay.  All meals are prepared and dishes are washed and sanitized in accordance with VT health standards.  We place your safety and that of our team as our highest priority.

3. Does each bedroom have a private bathroom?

We wouldn't have it any other way.  In fact, all of our 11 renovated bedrooms have newly remodeled custom-tiled bathrooms, each unique and gorgeous.  There are also two bathrooms available in common areas.

4.  Are you "family-friendly"?

Very.  After all, what would a dock on a lake be without kids jumping off the end with a splash?  Of course we expect our guests to be inn-friendly and supervise accordingly; however, we love kids and want them to feel at home at Water's Edge.   We have two suites at the Inn that work well for families.  Suite 6 has a queen bed in one room and a twin with a trundle in the sitting area-sleeping a maximum of 4.  Suite 9 has a queen bedroom and a double bed and trundle in the sitting area-sleeping a maximum of 5.  Most of our rooms accommodate only 2 guests.  If you have a child with you; however, it may be possible to set up a cot in your room for a fee of $25.00 per night.  Please check with us first so that we can guide you to the rooms that would be best suited for this situation.

5.  What time is check in/check out?

Check-in is from 4:00-6:00 PM, unless other arrangements are made; Check-out is by 11:00 AM.  Check out later than noon will result in a $25.00 fee applied to bill.

6.  Do you serve breakfast daily?

Absolutely AND deliciously.  Breakfast from scratch is served to our guests daily from 8:00-9:30 AM, and you get a choice -- either sweet or savory.  Coffee is brewed and available by 7:30 AM in the dining area.

7.  Do you have a bar?

We have an authentic English pub, imported in 1999 all the way from the British Isles.  It's where everyone wants to hang out and sooner or later "everybody will know your name".

8.  Do you serve dinner at the Inn?

We currently do NOT serve dinner at the Inn.  We are putting all of our energies into being the best B&B around -- so you'll get to experience Mitch's delicious culinary creations each morning and have a wonderfully warm and cozy bed at night.   Our innkeepers will be happy to steer you to all of our favorite restaurants and breweries in the area.  It's good to spread the love.

9.  Do you have an elevator?

We do not have an elevator; however, there are two bedrooms located on the ground floor.  As per ADA requirements, we have ramp access to all main areas of the Inn.

10.  What is your Refund Policy?

FOR NON-HOLIDAY BOOKINGS, refunds are as follows:

100% -- 30 days prior to check-in;

75% of deposit -- 8-29 days prior to check-in;

50% of deposit -- from 2-7 days prior to check-in;

There will be no refunds issued within one calendar day of your scheduled check-in (for example, if you are to check in on March 10th, your reservation is non-refundable starting at 12:01 am EST on March 9th).  

FOR ENTIRE INN BOOKINGS, refunds are as follows:

100% of deposit -- 60 days prior to check in

75% of deposit -- 45-59 days prior to check in

50 % of deposit -- 30-44 days prior to check in

No refunds within 30 days of check in.

FOR HOLIDAY BOOKINGS (including MLK, Valentine's Day, President's Day, Memorial Day, Independence Day, Labor Day, Columbus Day, Veteran's Day, Thanksgiving, Christmas through New Years), refunds are as follows:

100% of deposit -- 30 days prior to check in

50% of deposit -- 8-29 days prior to check in

No refunds within 7 days of check in.

11.  How's your WIFI?

Top-notch!  We have boosted our connection to be the best that Ludlow has to offer!

12.  Are you a "barefoot" Inn?  

Not officially, although removing shoes and boots is appreciated and goes a long way to minimize dirt.  Boot trays and slippers will be available for your use or if you prefer, bring your coziest footwear to relax like you're at home.

13.  Are you pet-friendly?

We love animals, but do not welcome pets as guests.  Many owners opt to board their pets at nearby Paw Lodge (https://www.pawlodgevt.com) in Proctorsville, a mere 7 (seven) miles from the Inn.

14.  Are there TVs in the rooms?

Yes, there are smart TVs in each bedroom as well as common spaces.  Connect to Netflix, Hulu and more to enjoy a movie by the fire or in the Library.

15. Is there a place to store my winter gear?

Yes, the Inn can accommodate storage for skis, boards, etc., and is even equipped with a boot and glove dryer to ensure the freshest start every morning.

16.  Is your Inn air-conditioned?

Yes, we have central air and some rooms have individual climate control as well.

​

17.  Can I bring my own alcohol to the Inn?

By law, personal alcohol is not allowed in the public areas of the Inn.  Embrace the experience and come down to the Pub for a signature cocktail or Vermont Craft beer. 

​

18.  How close are you to ski resorts?

We have 10 ski resorts within 65 miles of the Inn at Water's Edge.  10!!!!

Killington (Skyeship Base) -- 11 miles;  Killington (Main Base) -- 19 miles

Pico -- 19 miles

(and as an added bonus... Stowe, though 94 miles away, is less than a 2 hour drive via highway 89)

19.  Can I buy Okemo lift tickets at the Inn or are they included in any packages?

No and no, but you can buy lift tickets online at okemo.com and pick them up at the Express Lift Ticket Pickup location.  Make sure you bring your email confirmation with you.

20.  Why should we stay in Ludlow?

We're close to everything wonderful in Southern Vermont and the Green Mountains.  In fact, the Inn sits directly on Route 100, Vermont's scenic byway, a 216-mile highway meandering through the Green Mountains and quaint New England villages.  There are adventures galore beginning with the great outdoors.  Skiing, hiking, biking, fishing, swimming, canoeing, kayaking, hunting, snow shoeing, snowmobiling, etc. are right outside our door.  The Long Trail (Appalachian Trail) is close by as are several state parks, including Calvin Coolidge State Historic Site, suitable for a good hike.  From the Inn, you can take a canoe/kayak across Echo Lake to Camp Plymouth State Park and hike to the top of Echo Lake Vista Point for a panoramic view.  Beautiful, quaint towns surround us and offer lovely days of meandering through shops, museums, restaurants, breweries, artist studios, etc.  Woodstock (https://billingsfarm.org/explore-woodstock/), Quechee (Quechee Gorge, Simon Pearce Glass), Manchester (for designer outlets) and Weston(westonpriory.org,vermontcountrystore.com) are just a few of the villages worthy of mention.

22.  Do you rent out your entire Inn?

We do!  Click on "Book the Inn" to see availability, but then contact us directly to discuss and to make sure that your dates work.  THANKS.

23.  Do you have a 2-night minimum stay?

Yes.  We have a two night minimum and unfortunately cannot prorate for a single night's stay.   When booking, you agree to pay for at least a two-night reservation.
